Why Plainview Is One of Our Top Towns

Plainview and Hempstead were built out together in the post-war expansion. Same tract builders, same floor plans, same original electrical materials. Frank spent his first 5 years in business learning the Plainview housing stock because his early referrals came from Hempstead neighbors who had family in Plainview.

Today we do 6-10 Plainview jobs a year. We know the split levels on Central Park Road, the hi-ranches on Stewart Drive, the ranches on Old Country, and the larger colonials on the south side near the Seaford-Oyster Bay Expressway. Ryan (our estimator) lives 15 minutes from Plainview and does most of the walk-throughs here himself.

What Plainview Homes Need From a Electrician

1958-1968 split levels. The dominant style in central Plainview. 1,800-2,400 sqft, split entry, attached garage on the lower level. Original electrical was usually knob-and-tube wiring under 1970s Zinsco panel, or first-generation panel from the 1980s. These are excellent candidates for CH 200A panel (value tier) or 200A service (premium).

1960s-70s hi-ranches. Second most common style. Very similar to the split but with a raised main level over a finished basement. Same treatment applies.

1970s custom colonials. Larger 2-story homes, 2,500-3,200 sqft, scattered through the south side. These are the best Generac candidates in Plainview.

Newer (1990s-2000s) developments on the east side. Larger homes near the Nassau-Suffolk border with original builder panel that is aging out. These are straightforward panel upgrade jobs.

Plainview Things We Think About on Every Job

Tract home consistency. Because Plainview was built by a handful of builders, many houses on the same street are identical floor plans with identical electrical issues. If we are doing your neighbor, the quote for you will be almost the same number. We tell you this upfront.

Wall insulation. Pre-1980 Plainview homes were insulated to 1960s code, which is not much. 400A service (Eaton 200A Panel) adds R-3 to R-4 and noticeably reduces winter heating bills on these houses. We recommend it on about 70% of Plainview jobs.

Narrow side yards. Plainview lots are typically 60-80 feet wide, which leaves 7-10 feet on each side. Staging a crew around that is doable but requires planning. We use narrower ladders on side walls and carry panels at an angle.

Cul-de-sac logistics. A lot of Plainview streets are cul-de-sacs. Dumpster and supply truck staging has to be planned so we do not block neighbors. We always notify the 2-3 neighbors on either side before the job starts.

Reviews from Plainview customers

Review 1: "We interviewed four contractors and went with Long Island Electrical because Frank was the only one who actually looked at the back of our house before quoting. He found water damage we did not know about and talked through exactly how they would fix it. The final price matched the quote to the dollar. The 400A service looks sharp and our gas bill went down $40 a month last winter." — Joseph L., Plainview · Insulated CH 200A · 2024

Review 2: "I had Long Island Electrical upgrade our 1970s colonial in generator. The crew was professional, the cleanup was perfect, and the finished house looks like something out of a magazine. Three neighbors have asked me for their number." — Anna R., Plainview · Generac · 2024

Frequently Asked Questions About Electrical Work in Plainview, NY

Q1: How do I find a licensed electrician in Plainview, NY? A1: Verify your contractor holds a Nassau County Home Improvement Contractor license. Long Island Electric Co. holds HIC #E-1194A with 35+ Plainview jobs since 2011. Our shop is on Old Country Road — 8 minutes from any Plainview address. We are familiar with Plainview's 1958–1975 split-level and hi-ranch floor plans.

Q2: What building department handles Plainview permits? A2: Plainview is in the Town of Oyster Bay. Electrical permits go through the Town of Oyster Bay Building Department. Turnaround is typically 7–12 business days. We pull every permit and include the fee in your written quote.

Q3: How much does a panel upgrade cost in Plainview, NY? A3: A 200A panel upgrade in Plainview runs $2,800–$4,200 depending on the panel brand and service entrance condition. Plainview's 1960s–1970s split-levels are among the most consistent jobs we do — we have done the floor plan many times. No surprise change orders.

Q4: What electrician serves Plainview, NY for generator installation? A4: Long Island Electric Co. is a Generac PowerPro Elite dealer and services Plainview and Bethpage on our central Nassau County route. Generator installs run $9,000–$13,500 turnkey for a 22 kW unit. Q5: How long does a home rewire take in Plainview? A5: A full rewire on a typical Plainview split or hi-ranch runs 8–13 working days. We drywall-patch after, sweep the lawn with a magnet, and leave the house cleaner than we found it. Written timeline before we start.

PSEG Rebates, NEC 2020 Requirements, and Older Homes in Plainview, NY

Plainview's 1958–1978 housing stock creates a predictable set of electrical upgrade triggers that we see on almost every job in town. Here is what to know before you call us.

100A to 200A upgrades are the single most common job in Plainview. The post-war split-levels and hi-ranches that define Plainview were built with 100-amp service as standard. That made sense when the only loads were lights, a refrigerator, and a window AC unit. Today those same homes run central AC, two EV chargers, a dishwasher, a dryer, and a standby generator transfer switch — loads that routinely exceed 100 amps during peak hours. A 100A-to-200A upgrade in Plainview runs $2,400–$3,600 depending on the service entrance condition. We have done this upgrade on every street in the neighborhood.

NEC 2020 AFCI and GFCI compliance. When a permit is pulled for a panel upgrade or any new circuit in a Plainview home, New York State requires bringing affected areas into NEC 2020 compliance. That means arc-fault circuit interrupter (AFCI) breakers on all bedroom and living-area circuits, and GFCI protection on all kitchen, bath, garage, and outdoor circuits. The 1960s–70s Plainview split-levels we work on almost always lack both. We include full compliance in every panel upgrade scope — no separate invoice for code items.

PSEG Long Island EV charger rebates in Plainview. PSEG offers $300–$500 toward Level 2 EV charger installation under the EV Make-Ready program. Plainview is fully within the PSEG Long Island service territory. We handle the rebate application at the close of every EV install. Most Plainview customers on the EV Make-Ready program receive the full $500 rebate when installing a 48-amp Level 2 charger.

Generator permits through Town of Oyster Bay. Standby generator permits in Plainview go through the Town of Oyster Bay building department. There is no separate Plainview permit office — all generator work, including gas line permits coordinated with National Grid, routes through Oyster Bay. We have pulled Town of Oyster Bay generator permits dozens of times. Typical turnaround is 7–12 business days. We include the permit fee in your written quote and handle all coordination.

More Questions About Electrical Work in Plainview, NY

Q6: My Plainview split-level still has 100-amp service. Is that enough? A6: Almost certainly not for modern loads. Plainview's 1960s–70s split-levels were built with 100-amp service, which is insufficient if you run central AC, an EV charger, and a dryer simultaneously. A 100A-to-200A upgrade costs $2,400–$3,600 and typically pays for itself in avoided circuit breaker trips and insurance savings. We can confirm the need at a free walk-through.

Q7: What PSEG EV charger rebates are available in Plainview? A7: PSEG Long Island's EV Make-Ready program offers $300–$500 per Level 2 charger for eligible customers in Plainview. The rebate applies to both the charger hardware and qualified installation labor. We submit the application on your behalf at the end of every install. Most Plainview customers qualify for the full $500 when using a 48-amp charger on a dedicated 60-amp circuit.

Q8: Do I need AFCI breakers in my 1970s Plainview home? A8: Yes, when you pull a permit for a panel upgrade. Under NEC 2020 — which New York adopted and the Town of Oyster Bay enforces — any panel replacement requires AFCI breakers on bedroom, living room, and hallway circuits. For a typical Plainview split-level that means 8–12 AFCI breakers. We include this cost in every panel upgrade quote so the price you sign matches the price you pay.

Q9: How do I get a generator permit in Plainview? A9: Generator permits in Plainview are issued by the Town of Oyster Bay Building Department, not a Plainview-specific office. You will also need a gas line permit through National Grid if the generator runs on natural gas (virtually all standby units do). We pull both permits, coordinate with the utility, and schedule the final inspection. The process takes 7–14 business days from application to cleared permit.
