Permits go through the incorporated Village of Patchogue Building Department, not the town.

South Patchogue and the bay waterfront is salt-exposure territory. Homes within a half mile of Patchogue Bay — on Swan Creek, on the south side of Montauk Highway — see real corrosion on service entrance equipment. We see failing 100A service panels on homes that were rebuilt post-Sandy (2012) and never fully re-permitted. Those are now 13-year-old quick repairs and many are failing.

North and West Patchogue (toward East Patchogue, Medford Road, Waverly) is mid-century tract. 1960s and 70s ranches and splits, 1,200-2,000 sqft, mostly 100A or 150A service. These homes are straightforward workhorses and good candidates for a 200A panel upgrade or EV charger addition.

East Patchogue (unincorporated, Town of Brookhaven) is its own pocket — bigger lots, more 1970s-80s colonials, and a higher rate of generator inquiries because the longer service runs during winter storms hit this area hard.
